How Wheelhouse defines common metrics

Example values correlate to calendar

Calendar nights

Number of nights - irrespective of listing status - that are in a timeframe.

Example: 28 days

Bookable nights

Number of nights that can be booked by a guest, i.e excluding blocked nights.

Example: 19 days

Blocked nights

Number of nights that are blocked off by the host.

Example: 9 days

Booked nights

Number of nights that are booked by a guest.

Example: 12 days

Available nights

Number of nights that are still available to be booked by a guest.

Example: 7 days

Asking Rate

Average nightly price of bookable nights, i.e. excluding blocked nights, in a time-frame.

Example: $88.2

Openness

Percentage of bookable nights in a time-frame: bookable nights / calendar nights

Example: 67.9%

Occupancy

Percentage of nights booked out of total nights in a time-frame: booked nights / calendar nights. This means that “Occupancy” = “Adjusted Occupancy” * “Openness”.

Example: 42.9%

Adjusted Occupancy

Percentage of nights booked out of bookable nights, i.e. excluding blocked nights, in a time-frame: booked nights / bookable nights

Example: 63.2%

Nightly Revenue

Sum of nightly prices of booked nights in a time-frame.

Example: $1045

Total Revenue

Sum of total revenue from reservations (incl. fees) in a time-frame. Reservations that cross time-frame boundaries are split up by number of days.

Example: $1120

Average Nightly Rate

Average nightly price of booked nights in a time-frame.

Example: $87.1

Average Daily Rate

Total revenue in a time-frame divided by number of booked nights in the time-frame.

Example: $93.3

RevPAR

Total revenue in a time-frame divided by number of calendar nights in the time-frame. Equals ADR * Occupancy.

Example: $40.0

Adjusted RevPAR

Total revenue in a time-frame divided by number of bookable nights in the time-frame. Equals ADR * Adjusted Occupancy.

Example: $58.9

Nightly RevPAR

Nightly revenue in a time-frame divided by number of calendar nights in the time-frame. Equals ANR * Occupancy.

Example: $37.3

Adjusted Nightly RevPAR

Nightly revenue in a time-frame divided by number of bookable nights in the time-frame. Equals ANR * Adjusted Occupancy.

Example: $55.0

Lead Time

Average number of days between booking date and check in date for reservations in a time-frame.

Example: 74.7 days

Length of Stay

Average length (number of days between check-in and check-out) for reservations in a time-frame.

Example: 4.0 days
