NFR 2026: Las Vegas meets a busy November benchmark

Wheelhouse’s citywide snapshot shows lower Booked Occupancy during NFR than in a preceding window containing the Las Vegas Grand Prix and Thanksgiving. The daily comparisons reveal why hosts should investigate individual dates rather than treat the rodeo as a uniform pricing block.

Updated October 14, 2026

NFR gives Las Vegas hosts an unmistakable calendar marker: evening rodeo performances at Thomas & Mack Center, alongside the daytime Cowboy Christmas program at the convention center. But what should you compare those dates with? The nearest preceding stretch of matching weekdays has a busy calendar of its own—and the rental comparison changes depending on which night you examine.

In Wheelhouse’s Las Vegas citywide snapshot observed on October 9, 2026, average daily Booked Occupancy was 10.4% for NFR stay dates December 3, 2026–December 12, 2026, versus 12.6% for November 19, 2026–November 28, 2026. Average Asking Rates were $396 during NFR versus $401 in the comparison window, including fees. Booked Occupancy measures already-reserved booked-night shares, not final Occupancy; Asking Rates are advertised prices, not achieved ADR. The preceding window includes the Las Vegas Grand Prix and Thanksgiving, so it is not an event-free benchmark.

Wheelhouse finds lower average citywide Booked Occupancy during NFR than in the preceding same-weekday window, but the closing Saturday reverses that Occupancy comparison.

The benchmark has its own headliners

The analyzed stay window covers the full NFR schedule, December 3, 2026–December 12, 2026. Cowboy Christmas runs across the same dates at the Las Vegas Convention Center, separate from the rodeo venue. Those schedules establish the event footprint, not a measured lodging catchment or additional short-term-rental demand.

Wheelhouse’s comparison uses the nearest preceding matching weekdays entirely before the full event. That preserves the weekday mix, but it does not make the earlier period ordinary. The Las Vegas Grand Prix is scheduled for November 19, 2026–November 21, 2026, inside the comparison window. Thanksgiving falls inside it too, on November 26, 2026.

The useful distinction is therefore between different scheduled calendars, not between an event and an empty week. NFR’s lower average Booked Occupancy does not establish weaker event demand, and the earlier window’s higher share cannot be attributed to the race or holiday from these observations. NFR dates also had more time remaining until arrival. This single snapshot cannot establish how much, if any, of the Occupancy difference those booking horizons explain.

The closing Saturday changes the comparison

The opening Friday fits the period-level result. On December 4, 2026, NFR Booked Occupancy was 14.0%, compared with 15.4% on the preceding matching Friday, November 20, 2026. Asking Rates were $459 and $468, respectively.

The closing Saturday tells a different story. NFR’s December 12, 2026 had Booked Occupancy of 11.8%, above 10.5% on the comparison Saturday, November 28, 2026. Yet its Asking Rate was lower: $432 versus $439. A lower period average therefore does not mean every NFR date had a lower booked-night share, nor does higher Booked Occupancy necessarily coincide with a higher advertised price.

This counterexample matters if you are considering treating the whole rodeo window alike. The evidence supports inspecting dates separately; it does not identify what caused their differences. The paired dates have different booking horizons, and the supplied snapshot does not show booking pickup over time.

The period Asking Rates also should not become a property-level pricing target. Their difference has no supplied sample or uncertainty basis establishing significance. Both period means equally weight daily observations rather than rental inventory. The citywide comparison below is useful for understanding the calendar, not for declaring a comparable rate for your listing.

Find out whether your rental follows the same split

Start with Wheelhouse Dynamic Sets to build pricing context from rentals that genuinely resemble yours in location, property type, size and amenities. Examine the actual NFR dates alongside their preceding same-weekday counterparts, especially the opening Friday and closing Saturday. Does your competitive group reproduce the citywide contrast, or does it show a different pattern? That distinction tells you whether the broad November benchmark is relevant to your rental.

Use Wheelhouse Performance Analytics to examine your portfolio’s bookings, pacing and pickup for those same stay dates. Where comparable historical records exist, compare each date with its own same-weekday reference at a comparable booking lead time, keeping the same set of bookable nights. Separate newly recorded bookings from cancellations and host blocks, and inspect booked-night shares or per-date results rather than raw reservation counts. If you broaden the review across different weekdays, weekday differences remain a competing explanation.

If a particular NFR date trails its own comparable pacing reference and the relevant competitive group also looks softer, investigate that date’s rates and availability separately. If your property evidence does not reproduce the citywide pattern, keep your current strategy unless other evidence supports a change. The actionable question is which dates need attention—not whether NFR deserves a blanket premium or discount.
