Art Basel Miami Beach: higher citywide Booked Occupancy (Dec 4–6, 2026)

Miami short-term rentals show higher citywide Booked Occupancy during Art Basel, Dec 4–6, 2026, than over the preceding Thanksgiving weekend.

Updated October 20, 2026

Art Basel gives Miami, Florida, hosts a calendar puzzle: its public show overlaps other art fairs, while the preceding weekend follows Thanksgiving. Wheelhouse's citywide data favors the show dates—but that is a starting point for your calendar strategy, not an Art Basel premium to copy.

Miami's Art Basel stay dates have higher citywide Booked Occupancy than the preceding same weekdays. Wheelhouse data as of October 14, 2026 shows average Booked Occupancy of 16.3% for December 4, 2026–December 6, 2026, versus 11.9% for November 27, 2026–November 29, 2026. These are nights already reserved, not final Occupancy. Average Asking Rate is $475 during the show versus $404 for the preceding period; Asking Rates are advertised prices including fees, not achieved ADR.

Wheelhouse data shows higher Booked Occupancy on every analyzed Art Basel stay date than on its preceding same weekday, despite more time remaining until arrival.

The show weekend leads a holiday-adjacent comparison

The full public event runs December 4, 2026–December 6, 2026, and the analyzed stay window is December 4, 2026–December 6, 2026. The comparison covers Nov 27–29, 2026, the nearest preceding matching weekdays entirely before the show. Thanksgiving falls on November 26, 2026, immediately before those comparison stays—not within them.

The show period's average Booked Occupancy is 4.4 percentage points higher. Its dates also have more time remaining until arrival than the comparison dates. That makes the higher reserved share worth noticing, but it does not measure bookings caused by Art Basel or establish how either weekend will finish.

The art calendar also extends beyond the convention center. Design Miami runs December 1, 2026–December 6, 2026 in Miami Beach, overlapping the entire analyzed show window. Art Miami and CONTEXT also have public hours during the analyzed dates. These overlaps make a broader art-week interpretation plausible, but separating their contributions would require evidence connecting actual rental bookings to the individual events. Likewise, Thanksgiving is relevant context for the preceding weekend, not a demonstrated explanation for its Asking Rate or Booked Occupancy.

The closing night sits below a preview night

A higher show-period average does not mean the public-show boundary neatly divides stronger and weaker dates. Sunday, Dec 6, has Booked Occupancy of 13.3%, below Thursday, Dec 3, at 15.7%. Sunday's Asking Rate of $419 is also below Thursday's $454. Thursday is an invitation-only VIP Preview Day, before the analyzed public-show window.

That contrast matters if you are considering a uniform event-period strategy. The verified preview schedule gives you a reason to examine the surrounding dates, but it does not show why Thursday exceeds Sunday; weekday differences remain a competing explanation.

The booking-window chart adds perspective on how early this observation is. For December 2025, last year's pattern shows a median listing-average lead-time range of 20–25 days. That is shorter than the time remaining until these show dates at October 14, 2026. The current reserved shares therefore sit within a still-open booking horizon; last year's pattern is context, not a forecast of remaining bookings.

Wheelhouse Market Report lead-time distribution for the same stay month a year earlier, after all of its stays were complete. Each listing contributes its average booking lead time: a bar is the share of listings whose average falls in that day range, and the line is the share at or below it. It describes listings, not individual reservations, and is last year’s pattern rather than this year’s bookings or a forecast.

Each listing contributes its average booking lead time. This is a distribution of listing averages, not individual reservations. Contributing listing count is not supplied.

Ranges exclude the lower bound and include the upper bound. Negative API days are interpreted as days before arrival for this preview. Cumulative shares complement the original percentiles in reverse order. Rounded bar shares may not sum to exactly 100%.

Does your calendar follow the show or the broader art week?

Use Wheelhouse Dynamic Sets to build a relevant group of rentals with comparable location, size and property characteristics. Examine their date-specific pricing context across Dec 4–6, 2026 and the preview dates, rather than treating the citywide average Asking Rate as your property's target. The question is whether your comparable rentals support a distinct closing-night strategy or a broader art-week pattern.

Then use Wheelhouse Performance Analytics to examine your own bookings by stay date. Compare reserved shares and newly recorded bookings per available night, keeping cancellations and host blocks separate. Where comparable historical records exist, use each date's own same-weekday reference at a matching booking lead time, with the same set of bookable nights. Without those records, the Thursday–Sunday comparison remains descriptive.

If your Sunday is also less reserved while preview dates attract stronger booking activity, focus your next pricing and stay-rule review on the closing night rather than applying a blanket show-period adjustment. If your own dates do not follow that pattern, keep the citywide average as context and let your comparable-property evidence and booking calendar determine which dates need attention.

How Wheelhouse measures this

Wheelhouse Market Reports track bookings and advertised prices across short-term rental listings in Miami. This article uses Wheelhouse data as of October 14, 2026.

Booked Occupancy is the share of nights already reserved for each stay date as of October 14, 2026. Asking Rate is the nightly price listings advertise for each date, fees included.

Event dates are compared with the nearest earlier run of the same weekdays, so weekday patterns line up.

The lead-time chart shows last year’s booking window for the same month: how far ahead listings were booked on average.
