New Orleans, week of October 19, 2026: a shared festival weekend, different booked shares

Wheelhouse’s dated market view separates the late-week booked-share peak from Sunday, with a calendar check and a practical workflow for Hosts & Operators.

Updated October 14, 2026

An in-person film festival and a Halloween parade give New Orleans Hosts & Operators reasons to examine the late-week calendar. But does that mean the whole weekend deserves the same attention? The useful distinction is between the dates sharing an event calendar and the dates sharing a booked-share pattern.

For New Orleans stay dates October 19, 2026–October 25, 2026, Wheelhouse’s observation as of October 11, 2026 shows Saturday, October 24, 2026, at 32.9% Booked Occupancy versus Sunday, October 25, 2026, at 22.3% Booked Occupancy. These are citywide booked-night shares at the observation date, not final Occupancy or booking growth. The festival calendar spans both dates, but the supplied market view supports assessing Sunday separately rather than assuming a uniform weekend pattern.

Wheelhouse shows the week’s highest Booked Occupancy on Saturday, October 24, 2026, while Sunday, October 25, 2026, sits below both Friday and Saturday.

The late-week concentration stops short of Sunday

Saturday is not an isolated peak. Friday, October 23, 2026, has Booked Occupancy of 31.8%, alongside Saturday’s 32.9%. Sunday’s 22.3% is instead closer to Thursday, October 22, 2026, at 24.6%. Friday and Saturday have the highest already-reserved shares within this week—not the entire stretch from Thursday through Sunday.

Advertised prices follow the same ordering: Asking Rates are $472 on Friday, $494 on Saturday and $401 on Sunday. These fee-inclusive nightly asking prices are not achieved ADR, so their alignment with booked shares does not establish what guests paid.

Sunday also has more time remaining until arrival than Saturday at this observation. Its lower Booked Occupancy therefore does not establish weaker final demand. The practical signal is narrower: Sunday warrants its own assessment rather than inheriting the Friday–Saturday interpretation.

The calendar connects the dates without making them equivalent

The New Orleans Film Society’s in-person festival runs October 22, 2026–October 27, 2026; this briefing covers its October 22, 2026–October 25, 2026 stay dates. Krewe of BOO! adds a distinct Saturday occasion on October 24, 2026, with a parade route through Decatur and Canal streets toward Andrew Higgins Drive.

That combination gives Hosts & Operators a reason to inspect the late-week dates together. It does not explain the measured differences: schedules establish occasions, not attendance, overnight stays or event premiums. Sunday remains part of the in-person festival calendar even though its booked share is below Saturday’s.

There is also a useful calendar correction for Sunday, October 25, 2026: the Saints’ game against the Steelers is scheduled in Paris, not at Caesars Superdome. It should not be treated as a local stadium event when assessing that date. The defensible reading is a varied local calendar alongside a varied market pattern—not a single event-demand label for the weekend.

Test whether Sunday needs a different property-level response

Use Wheelhouse Dynamic Sets to build an appropriate comparable-property group and inspect Friday, October 23, 2026, Saturday, October 24, 2026, and Sunday, October 25, 2026, separately. The question is whether relevant listings show the same Sunday distinction in advertised prices and booked shares; the citywide view alone is not a benchmark for an individual property.

Then use Wheelhouse Performance Analytics to review your portfolio’s bookings and pacing for those dates. This is a separate task from checking competitors. Where comparable historical records exist, compare each date with its own same-weekday reference at matching time remaining until arrival. Keep eligible nights consistent and account for cancellations and blocks; weekday differences remain a competing explanation for the cross-date pattern.

Friday and Saturday deserve the initial attention in this dated view, but Sunday should remain a separate decision. If relevant comparables and your own records also distinguish Sunday, that supports assessing it separately. If your Sunday bookings look stronger against a matched Sunday reference, the market pattern is less applicable to your inventory—and that is the evidence that would change the focus.
